Naturally with R6 a 50 foot wide lot would get you.Traditionally 50 x 100= 5,000sq ft5,000 x 2.2= 11,000sq ftLot: 126.5 x 100= 2,650sq ft2,650 x 2.2= 5,830sq ftIncluding the 3.0= 6,800sq ftLot: 223.5 x 100= 2,350sq ft2.350 x 2.2= 5,170sq ft5,170 + 6,800= 11,970Total: 11,970 sq ftThis assignment will involve a nice six figure payday, but this could also be the reason for the zoning inconsistencies you come across .This would only apply to R6 lots I believe.

Any wild event in their life like a divorce, death, money trouble, etc, could cause those years of relationship to instantly vanish along with my and my client's money, and so many times there is no recourse even if I were to sue and win.

Based on experience being in various tax assessment discovery failures by title companies, I have been able to exercise my title insurance on several occasions and has worked well, not instant but it worked.
