Avoiding the broker agency commissions

Hello there!! I'm just finishing rehabbing a property that I bought 6 months ago. I'm looking to sell this property soon but I really don't want to pay big chuck of commission to broker agents. So firstly, I wanna try put it "For Sale by Owner" but I haven't done this before so looking for some guidance, do's and don'ts etc. How to pull market report/comps (I already looked at comparables in zillow) and how to come up with right listing price cause I don't see many CMA's for fully rehabbed houses around lately?

I know zillow, trulia, realtytrac but are there any other websites that I can list it "For Sale by Owner" that can make this property visible to more buyers?

Secondly, if I choose to go with realtor then can I negotiate with agency on the commission percentage? If so how much is reasonable to ask? Are there any guidelines or better way of approaching this situation?
