@Dean D. 10%-20% in the Midwest, 25%-50% in the SE and 50%-100% if you are close to the coast or in an area prone to Wild Fires. 

(He wanted to buy + was brining in 80k from sale of his primary home )Here we go again, fast forward 2 yrs and when his lease ends in June 2022 LADY FORTUNA is not waving her wand at me again, Interest rates are at 5.5 for 30 yr with feds probably doing another 75 basis point hike in June and July. 

@Kyle Schroeder these are wildly different markets, and I don't think there's a "best" area in the country without first defining your goals / your criteria / your buy box.  

Like others have said, DC is wildly expensive so I'm not sure $20K will get you much.Personally I'm looking at going the Turn Key route as it seems like it will be an easy way into real estate while overseas.

This is a wildly inappropriate commentary on them and a personal libel against their daughter and her friends/roommates.

We haven't put central AC yet, but we probably will, and with 8 BEDROOMS, I have to let my creativity run wild!! 

That means the recent wild ride in interest rates hasn’t really hurt prices.
