It's not worth the extra money to me for the flood insurance.But, if the old lady upstairs floods her bathtub, and I need to move out while repairs are made, my insurance will cover my hotel up to $4,000, and give me replacement value on all of my stuff.I got a discount through AARP, and pay about $14/month. 

So if this lady is able to justify get issue and with her previous landlord along with everything else, why not give her a chance?

We've had a cleaning lady come once a month for the last 3 years and even she never swept under the washer and dryer.

Folks like the retired lady I’ve currently got upstairs at $1125 who technically has no income for a couple more years until old age security kicks in.

He introduced one of his ladies to the guy staying with his sister. 

Lady does not want to move and insists that I tear down the kitchen and the AC closet.

Here in Colorado everyone is issued a dog or four unless you can prove you are a "cat lady".

She is on a month to month lease and my wife is to the point where she wants this lady given 30 days notice and gone as part of the sale. 

I currently tell my tenants that I have a partner who has 50/50 say on decisions.A lady I met through BP recommended this for several reasons and it works well for me.
