Need advice on problem tennant
Hello! My wife and I currently have a triplex under contract and one of the tennants has been a problem. Twice now she has refused to let us inspect her unit and both times she has been given over 24 written notice. The appraisal is scheduled for tuesday and at this time I feel like a cop needs to be present for this. Both real estate agents as well as my wife and I are starting to question her mental health some.
Anyone have any ideas on how to navigate this? She is on a month to month lease and my wife is to the point where she wants this lady given 30 days notice and gone as part of the sale.

The current owner can give tenant a 3-day perform or quit -- check your state laws.
When I had this problem (and BTW, I'm evicting my problem tenant), I was told to give tenant a 24-hour NOE. Show up on the date and if denied entry give a perform or quit and another NOE (prepare the notices in advance so you will have them handy). Still no entry? Give another NOE. On the 4th day file eviction.
