I do recall a one situation where the administrator (son) voluntarily provided the disclosure (and some other documents) to a buyer for his mother's home since he actually did and paid for the repairs.

Bryan, F-150's are just solid assets - everyone should have one.I have a son that has abused the heck out of his for years (he says it's not abused, just neglected), darn thing still gets the job done. 230K+ miles, we rebuilt the front end last summer, rest is still original on it.

I go with what is hot... or try to anyways.. and I don't get stuck on one region.Although if hindsight was 20/20 I would have done nothing more than amassed rentals in Santa Clara county... would never have sold the 3 homes I owned in Palo Alto... etc etc.. but can't look back ...

Hello BP.I'm in a situation where a wholesaler (newbie) brought me a deal where the owner on title passed away without leaving a will to her husband. the house is paid off. the elderly man hopes to sell asap and move to his son in Mexico. how eligible is he to sell it if he's not on the title?

Nearly all homes in Palo Alto are in a "flood zone" with a risk of flooding, but for most the likelihood of a flood being deep enough to cause damage is very remote (not in 100 year flood zone).Whether anything can be economically done depends upon the type of flooding that may occur.
