How to Buy a house from a spouse of a deseased owner?

Hello BP.
I'm in a situation where a wholesaler (newbie) brought me a deal where the owner on title passed away without leaving a will to her husband.

the house is paid off.
the elderly man hopes to sell asap and move to his son in Mexico.
how eligible is he to sell it if he's not on the title?

what legal steps should he take?
I'm here to help him but I need guidance.

It is different in every state.  The short version...  talk to a title company or a lawyer.  Either one should be able to tell the exact steps that have to happen.
