I listened to BiggerPockets Podcast 009: Using Hard Money Lenders to Grow Your Business with Ann Bellamy and figured out how to prepare a proposal and show that I understood what I was getting into and the process move so much smoother.

Hello Donna, I have been doing everything my self but time is become more valuable with a growing family. 

As I work to grow the number of rental properties I own its seems like a reasonable addition to the lease as a requirement. 

Later on after my income grows I will start investing in real estate.

I'm still fresh and definitely want to avoid making mistakes that harm my reputation before I grow my legs.

To put things in a bit of perspective, nearly all of this rapid gentrification (and it has been rapid in the past 5 years-- you'd barely recognize it from 2010) was triggered by the completion of the Marriott (Pier South) which is a beautiful hotel.  

It's a win for both of us because he gets under-market rent and my equity begins to grow.

Forbes recently named Wenatchee as the #10 Fastest Growing Job Market in the US.... https://www.forbes.com/places/wa/wenatchee/. 

However I’d like to know if it’s a growing city for both jobs and population.

My goal is to slowly grow a portfolio at 1 to 2 per year until I have 15-20 properties by the time I retire from the government at 50 years old.
