I'd forget about their "estimates" and do a little research on insurance, landscaping, utilities.On the surface of it, $2100 gross per month for 99.5k seems pretty decent to me, but you have to consider location, age , quality of construction, etc.

Now I am playing devils advocate here I have bought my share of screaming deals but 5k for this quality of home seems a bit much..Just curious of the responses if any.. or if everyone on here thinks hey buy as low as possible no matter who you take advantage of.This is right up there with Guru ism in my mind :)

Other areas might be more expensive but have more solid and stable income tenants with less cash flow and more appreciation.It all depends if you need big cash flow today or quality properties to hold for retirement and equity growth.I do commercial and not SFR but I think finding an agent who has the network to show you the properties is the way to go.

This will be one of many closings and I already know this will be the easiest deal of all I will ever do.I want to thank the BP Nation for all the quality, indispensable advice and also because never in my wildest dreams 10 months ago (give or take) when I first found this site and started combing through it and digesting everything I could, did I EVER think my first paycheck would involve 2 BP rockstars.
