I am still very ignorant when it comes to most things real estate, But I have a pretty good idea of what I'm looking for what my plans are and how i'll accomplish them, But I am looking for a bit of Unbiased advice, I can not find anyone around me that is looking out for my best interests in fact everyone I know is only out for themselves, SO, I have come here in search of guidance!..

Do I run a Title search on every property I am interested in?

Would you recommend if I did that at least activating my license so I could search for deals and buy / sell properties without paying a commission?

So get to know your market and then use these rules of thumb to focus your search, rather than using them as final criteria.The bottom line is you have to know your goals... do you want a certain cash flow per month to live off or is there something else you're focused on achieving?
