Hello – can someone please help me make sense out of how my property market value can decrease by a couple of hundred thousand dollars in less than one year?

I feel like lenders can read through an P&L that might not be technically correct, because you can explain that "project ABC is underway, I'm down $100k on it, but it's set to hit the market in June and we're going to sell it for XYZ."   

It's an expensive market and will require a creative strategy. 

I'm currently in the market for partners/investors for deals I have in the pipeline.  

It drops market price.

Tenants been there 4 years paying the same way under market. 

That would be an interesting market to start off in for a BRRR property since I'll have eyes out there and have a decent grasp on the market in that area.
