The problem with asbestos is there is no escape, it is not like a plumbing problem when there is a leak, someone else can fix it. there is a ton of paperwork needed to be done, and the disposal chain of custody report plus air quality test result is your only ticket to get away with liability.

Foreclosure helps this, though probate will still have to be opened, the court order will be a protection layer in the deed chain, in case an unknown heir was missed.

My wife and I recently did a 203k to purchase a duplex in the Seattle, WA area and it was a fantastic learning experience and amazing ROI.We purchased a duplex for 300,000 with a 203k loan of 335,000, then because it was a learning experience, another 20-30k out of pocket...a lot of that due to supply chain issues.
