Goal & Property Type: Rents in this area range from $800-1200 per bedroom per month and I am looking to have my out of pocket housing expenses to be less than $600 / mo in the best area that I can find with as little down as possible.

That can range...my Mom completed a couple herself a few years ago and it cost ~$1,500 including City fees and survey costs.

So far I have a real estate agent and have been working on getting pre-qualified for a loan so I can get a good idea of what price range to look in.

I am not sure if it's a fragility issue or a participation trophy issue, but to become a great investor, you have to be open to diverse feedback, even if it's sometimes sarcastic when you think you found the deal of the century still on the market after 816 days in Scottsdale where every investor whets their beak every day.Anyone else seeing this?

I guess that I'm impressed they not only built out a model that could get with in 7% of FMV for that many homes, had an effective UX that made ppl want to use it, got a system up and running to take possession and make ready for sale that number of homes across such a geographically diverse area during a global pandemic which changed the way ppl work and lead to crazy home prices.

Whatever those sell for, it'll be around that range.

About me, well I am 37 y/o, married and we have four children (blended family) ranging from (14-24 )and a grand-child. 

So we are thinking...is there an intelligent way to BRRR on a SFR that is out of our price range now, with the intent to live in it like 10 years.

Seems like we are in the ballpark range of price.She suggested we move forward with an inspection and then settle on a contract price.Seems like a reason price of doing business...
