Do you have any of their expense data?  

On a property like this you would likely need to provide proof of funds in order to access the financial data.

You can set it up to import much of the data and ultimately save yourself a lot of time and generate the reports you need.

I would stay with this conservative analysis until you can verify hard expense data that says otherwise.3.

Can anyone tell me where I can find historical data on the "Cost to Funds" rate that US Bank Indianapolis uses to determine their rate?

Get out of debt, cancel cable, trade in an unlimited data cell phone plan for a Wifi based plan from someone like Republic Wireless, Dial your heat back 2 degrees and put a hoody on, dial the AC back this summer,....you get the idea.

Good part of this: you'll have a lot of data and hopefully some historical numbers to compare and underwrite your deal.
