Buying/ taking over an entire portfolio
Hi all! Just had a question about buying bulk properties in one single portfolio. Recently came across a lead; owns six rental houses in one town, and wants to move out of the country. She's looking to sell all of them by mid year. I'm relatively new to real estate investing, and I'm wondering if it's a good idea to buy the entire portfolio at once or no? Also if there's anything else that I should consider when buying a bulk amount of properties like that.

I'd break it down by property and see if it each property makes sense (in terms of cashflow, appreciation, maintenance, tenants, etc). Not to say you can't have a good deal on your hands if there are some losers among the winners but it's really a business decision.
You also may want to run the package by your commercial lender and they can give you a lot of insight. This could help with making an offer on the package.
