If they do, I would charge for any necessary repairs to the walls once they move out, if they are causing damage to the studs, charge them for the repair.

If you are letting them out of the lease, I would just ask them to sign something that says they are moving out and anything they have left behind is abandoned and you are not liable for damages or losses of personal property.
