.,  the third would probably be keeping up on the bigger cap ex items, like roofs, converting over to forced air from another heating source, or trimming a few large trees, etc. 

@Tyler Warne I would agree to let the tenant out of the lease, because you do not want to force that tenant into a situation they do not want to be in and they my very well just move anyway.

When you're vetting a property you can change the cap rate buy increasing NOI (raise rents to "force appreciation") or by buying for less than the listed price.  

Also, because this is not related to "major force", such as hail storm, hurricanes, and the like, your insurance policy may be increased because of this claim.
