@Tyler Warne I would agree to let the tenant out of the lease, because you do not want to force that tenant into a situation they do not want to be in and they my very well just move anyway.

When you're vetting a property you can change the cap rate buy increasing NOI (raise rents to "force appreciation") or by buying for less than the listed price.

They can force you to pay taxes and fines.You only need to 1099 individuals, such as people doing work on the side if the total amount is $600 or more per year.
