If you self manage your rental property(s), what are the three biggest pains you deal with on a regular basis?

Honesty, self managing is HEAVEN compared to dealing with the PM company. I may not be able to respond to issues within the hour, but most issues don't require emergency response. I've found that tenants prefer to know the owner of the building rather than an unattached PM company.

I have a neighbor next door who takes care of the lawn, trash and picking up in the yard and reporting unusual things. I throw him $100 a month to do this. I can do my own accounting, and am very good at it, so I don't need a PM for that. I do my own minor repairs as well, but only on weekends.

I go over there at least once a week so I can keep up with the goings on.
