Except for the bugs as I am not an exterminator and the bugs arrived on the tenant's watch - not mine.  

I could spend a long time about how you could arrive at limited English proficiency as a Federally protected class under National Origin but suffice to say, if qualified, this couple would become my tenants.

fire dept disposed of the grease and the pan when they arrived, fire was already put out when they arrived.

=)Sue K. hoa stories are legendary. i manage a property with a nazi hoa about the trees and landscaping. they literally waited around the parking lot and then chased me down when they saw me arrive to tell me to cut some branches....and proceeded to stalk me another time when i was selling a house in their community to get the owner to move a bag of mulch...but since i've managed the discussed property above, i haven't heard a peep from this one...., but i'll make calls tomorrow

Its all about your mindset, some people with car payments higher that their rent payment probably thought they could never acquire that new car, once they get it they have arrived. 

@Casey Andersen I'd contact the incoming tenants and ask them about what time they think they'll be arriving with the truck.  

The issue is the second tenant, where the tenants disputes have arrived, will likely do everything possible to cling to the property without paying. 

And yes, there are specific laws in Oregon about how much you can charge for utilities and how you arrive at that number.

The people checked out just fine, but when they arrived, they complained about everything.
