Hello everyone,I am situated in Montreal and looking to buy my first property.Having read several posts by other BP members in Quebec it would seem that most properties on the MLS are ill-suited for returning a profit.Does anyone have any tips/tools/tricks for finding off-market properties in the Montreal/Laval area?

Some local realtors use it as a tool for sellers that need a "quick $50k" to fix up the house before listing it. 

I am not looking at any get rich schemes rather would like to use leverage as a tool and create a positive cash flow portfolio.  

Would like your help, to help walk me through the steps I should take on how to approach a totally new state CT which I am not from, how to research, evaluate, analyze a 2 Fam property that doesn't need to be rehabbed...

Ultimately the most useful tool is a 3 week look ahead schedule.
