What is your dream contractor like?

So, to sum up a 5 year journey in a few sentences: My wife and I are putting the finishing touches on our design-build company, and are working on the systems used to manage investor projects. What I need: qualities, courtesies, gestures you appreciate in your dream contractor so I can include them in my SOP's (standard operating procedures) to be distributed to our employees.

Seems to be so basic but lacking in an alarming number of people:
  • Show up on time, or call if you are running late.
  • Answer your phone.
  • If I try to contact you via phone or email, I expect a response within 24 hours barring an emergency.
  • Pick up/clean up after yourself and make sure the subs do too.
  • Drives me crazy to see cigarette stubs all over the place. I don't care if you smoke at my job sites, just clean up after yourself!
  • Be proactive. If there's something that can be done a better way or will have a better end result that might cost me a little more, discuss it with me. I take all feedback into consideration.
