Finding off-market properties (Montreal/Laval)

Hello everyone,
I am situated in Montreal and looking to buy my first property.
Having read several posts by other BP members in Quebec it would seem that most properties on the MLS are ill-suited for returning a profit.
Does anyone have any tips/tools/tricks for finding off-market properties in the Montreal/Laval area?
Just in case it's relevant I am looking for a single-family or duplex.

Beware of Shawinigan, it looks good on paper, but you'll have to deal with low-class tenants.
