Contact Management Systems - Whats the best for Wholesaling?

Hi! We started trying to wholesale a month or two ago and have started a direct mail campaign. We have gotten a lot of calls from it, some interested and motivated sellers, others not so motivated looking for top dollar, other people who want to be removed from the list. We are also getting calls from other investors looking for us to find deals for them as well as people who could be potential contractors for us. Right now, we write down the information we gather on the call on a lead sheet and are putting it in to a binder. We are looking for a better way to manage all of our contacts, conversations, set future tasks with the leads that dont materialize to follow up, etc. What is the best system you guys have found to do that?

    I haven't done direct mail for a few years, but when I did, I used Excel.  I didn't have mad Excel skills, however, and a few times on the podcasts, Podio has been mentioned.  So I have been learning about how to use the apps on Podio.  This site has some meaty presentations:  Struggling Investor Podio
