I was becoming mildly successful again, but I was not happy with dealing with the stresses of dummy business owners and guns put in my face for having to fire their employees due to excess staffing, so I quit my business and focused on teaching what I love which is video game development at a high school and college.

I've made several new agent posts in the past if you look through my history - some of them offering more specific advice on marketing tactics.

The property is in a B area, with C schools, its 3 bed 1.5 bath, 1200 sqft, 2 story, garage, no basement, it is in need of some moderate rehab (exterior wood repair, garage door, flooring, paint, bathroom tile, roof sooner than later, etc)If I were to buy at 76k that drops my ROI by about 4% a year.  

I've got the perfect solution I'm happy I saw this post go to youtube look up jay morrison he was 25 when he started with rental properties and made a million dollars by 28 through multifamily and saleing  in market highs I recommend you read his free book hip hop to home owners on his website just google him and his site will pop up he also offers a online real estate school he is very inspiring and I think will greatly help you in your journey 

I have always been interested with investing in real estate since taking some elective courses while in school for finance.

I'm always looking out for a good deal in the right school zone that has some upside potential.  

I'll be starting grad school soon in January 2016 with a concentration in real estate.
