What I referred to above is good enough for an individual or even their whole family to get rich, but it is ultimately a small-stakes game. 

Though there is a large number of people in the game who don´t, that doesnt change the mindset I embrace.

If you go more units it’s a commercial loan and a whole different ball game based on the financials of the property.

Chris,My difficulty with selling if your are still looking to be a buyer with the cash proceeds is that you are playing both ends of a hot market which nets out.With regards to your question on determining a price, you can look at comps in your area or reach out to an agent if you have one.Real estate is very much a numbers game in my opinion.

We feel like there is still room for entry into the market for a house this size that has nice amenities (hot tub, BBQ, games, etc.), but are still a little uncertain given concerns about STR market saturation in the area, and potential drop in home values over the next 6-12 months.  

He says that he likes that I had everything together and made it a smooth process for him to come into, plus I did put up for the purchase which allowed him to know that I had "skin in the game" and was all in.I was also grateful because he agreed initially to keep me involved in the actual rehab. 

When I would bring them to my spouse with the numbers, it turned into a waiting game with my spouse insisting we wait and think about it.
