Would you recommend someone with little cash reserves take on extreme borrowing to knock out their first deal?

They are uncooperative, unappreciative people trashing the place, and we want them out lol (their portion is only $75 so they do pay that and nothing else) but they knocked out doors, broke walls, got unauthorized pets in there -twice, etc, and now their negligence to tell us about the toilet leak they *knew* about for 2 months had us pay extra $1,600 just for the water bill..... does anyone have an experience of evicting tenants based on "damages", or unpaid charges for damages?

Usually it is a tenant that gets a bit of a discount and can be assigned the title, along with other basic menial tasks(meeting inspectors, reporting issues to you, sweeping up messes, etc,), so when and if the city comes a knocking, you have someone there with that title. Also, good for someone to know about the hot water heater, electrical panels, gas shut off valve, water shut off valve, etc.To your broader question of "needing one?"

We found out house can be considered SFH from a lending stand point due to some loophole they used to get the house appraised (there were no comps for multifamilies for that street), which knocks off a quarter of a percent on our mortgage.

This is no knock against all the great architectural designers out there, many of whom we work with and have great relationships with, but we have found there can be discrepancies between architects and GC's when it comes to analyzing construction pricing.

Had these bricks been structural in nature, like your situation, that bowing may have been a fatal flaw and caused us to have to knock the house down.

Your other option is to watch the court filings, drive for dollars, bandit signs and just door knock.
