On-site Property Manager in MF
I would like to get everyone’s viewpoint on what is the approximate number of units where you need a full-time on-site manager versus just off-site manager?
I am looking at a 48-unit property and am wondering if I need off-site manager, part-time on-Site or full-time on-site.

Just rule of thumb. Demographics and turn over rate could affect the amount of management required for a property. Also if your planning to rehab a large portion of the property.
Off site part time management: 30 or less.
On site part time management: 31-49
On site full time management: 50+
