I’m currently working on a deal a state over (I live near border so still just an hour away) do I use a closing attorney in that state for transaction? (Both closing attorney states)

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

I currently hire property managers, but am toying with the idea of managing a couple SFH myself. 

This doesnt account for $9.88 water charge per unit per month.Garbage - Since it is over 4 units you need to hire your own service which if you hire Flood Bros they can get you a 2 yarder twice per week for about $120 plus fees.Vacancy - Run 10% on your numbers just to be safe.Lawn - you can go on a place like taskeasy.com to estimate this cost.  

Do you do all your own work or hire people out?

Maybe once I get a better grip on wholesaling, the virtual aspect will begin to make sense.Though Wholesaling is my current focus, it's my starting point.

I am going to hire them to do a home inspection.  

If you don’t want to be as active in your property’s management (i.e. you’re not cut out for “by owner” management), then hire a good property manager to handle the nitty-gritty details like prepping the home for the next tenant.
