Newbie exploring Jacksonville

Hello All, I am a newbie from NYC planning to dive into my first out of state real estate investment. I'm thinking about purchasing a single family home in Jacksonville, FL for monthly cash flow and would love to hear your opinions. 

How is the rental market in 32246 and 32216? Will the rent roll cover my mortgage and expenses if I purchase a 3 bedroom for $175k-$200k with 20% down conventional mortgage?

Any feedback is greatly appreciated!
