Finally many projects are planned two to three years ahead, so when inventory comes online there can be a glut.

I have purchased a few books on how to invest in multi family units (however this is for the future...) and some other books...

You do not need them until you have a final copy of the contract.Just ask the current Owner during the negotiation time to ask for that. 

Hi All, I wanted to introduce myself here in this forum, as I have not had an opportunity to do so before, but I am new to multi-family investing and have been diving in headfirst through the BP podcasts, webinars, forums, books, and other literature.

A handyman/husband is a HUGE, HUGE help.My husband does the books including bookkeeping and accounting, bill paying and obtaining bank financing and he also occaisionally trouble shoots maintenance problems and suggests fixes if our handyman needs a hand and he uses his mad carpentry skills for renovating appartments. 

I know someone here who runs one of these clubs very successfully.I've never attended a RE guru seminar, but from the snippets I've seen, its the same content as in the books and the BP podcasts, but dressed up in a funny story or some other fun form.

I have no experience in real estate investing, but am digging into all of the books, podcasts, and forum posts that I can.

I have been very interested in real estate since I was 18 years old, but just finally became an investor about 8 years ago.
