[Calc Review] Help me analyze this deal

I was reminded on the BP podcast to come in and introduce myself. I have been a pro member for about 7 months now, so better late than never :)

I am a part-time investor from Toledo, OH. I have been very interested in real estate since I was 18 years old, but just finally became an investor about 8 years ago. I own 2 rental properties in good areas that cash flow well. I am looking to grow my portfolio of rental properties and also do some flips. I am also a member of my local REIA.

I hold an MBA and I have been a self-employed full-time digital marketing consultant for 15 years and real estate is only a part-time occupation for me, although lately, it seems to be consuming more and more of my time. I have a SERIOUS passion for real estate now and think about it A LOT. I love looking at properties (just looked at 5 this morning), driving neighborhoods, analyzing deals and learning everything I can about real estate and investing. When I am driving neighborhoods I get seriously jazzed as I am sure many of you do.

My long-term goals are to build up a portfolio of buy & hold properties and do some flips along the way. I have a few short-term goals I need to work on:

  1. Learn my market better. I am ramping up on this very quickly.
  2. Cultivate some private lenders (or hard money sources)
  3. Keep learning everything RE

If you are a potential private lender or hard money lender I would love to talk to you as that is the next item on my checklist to figure out.
