You can attend a couple of meetings for free to see what they are about.Smaller GroupsDFW REI Investor Group - absolutely NO GURU sales is their advertisement and they mean it. 

Local bussiness , local parks post to (youtube, Instagram ,facebook) just build your brand  

After you create the instructions in your Welcome Book, have a couple of friends try it out to ensure you did not miss any steps. 

I am not an expert by any means,  but I do have rentals in south seattle and burien; near renton and I have looked into this a couple times when I had sec8 recipients inquiring about vacancies.The way that the housing authorities require you to verify income is that you can only verify income against the tenant's portion of the overall housing payment.

Except couple blocks, it is a solid neighborhood, and average house runs around 100K that needs a full rehab.Pigtown, you can still find cheap houses, but I suggest you go and see it yourself.
