A lot of times it makes sense to keep the money in an IRA and slowly convert it to Roth in order to give yourself some liquidity and tax diversification.

Also, If I had an offer on my current place but was looking for financing for a second place, am I more likely to get it, or a better rate, if my asset is not converted to cash from a sale, or do they lend against assets with the same rate ?

The duplex is a converted single family or there wasn't supposed to be a residential property there?
