Need advice on my first deal
Found an old brick building that was well maintained. Zoned C1 so the first floor has to stay commercial store fronts. The 2nd floor has 2, 2 bedroom apartment in good shape with renters. The commercial office spaces are empty ( were recently vacated by a county children’s center ). Residential beings in $1050 currently and commercial was bringing in $1500. The place can be had for $100k due to location on the outskirts of downtown depressed area and the flat roof will need replaced within 2 years ( 20k ). I feel good about the deal but scared to jump. Any help?
