I have built my list slowly starting in June I didn’t see much success until September Since then I have placed 6 under Contract by Direct mail.

However, since Thanksgiving, I was able to get my first two properties under contract--a 4 unit and 5 unit.  

I've gotten my first contract two days ago, and is currently in title search. 

Another question, why does every agent try to get me to sign a one year contract when I ask to place an offer for me. 

My first purchase was from an estate and it was on the market for less than 24 hours before we had it under contract.

They all expressed willingness to sign a contract.

However, I would get a good lawyer to set up an airtight contract with the GC. 

The end result was the case was dismissed, even though the P&S contract allows some errors to survive the closing.

Regardless of the fact that it likely won't be approved, it is just a bad idea if it was approved.Here are my concerns and questions: No-one ever knows if their relationship will last 30 years. and I don't want to be in a 30 year contract with a significant other.
