Do you plan on living in the house when you rent it (i.e. rent rooms) or are you planning on updating it, moving out, then renting it? 

Can we please have that updated?

From my experience college students want nice updated places and will pay more for such.

Ask if there are any updates to the bylaws in the works, find out how active the HOA is, what the ratio of renters to owner occupied units is, etc.

If it is advertised with the famous "value-add" or needing TLC I'd assume 10-20K per door to repair and update it. 

Updated electrical panel, new water heater, reconfigured kitchen with new doors/drawers, new countertops, new sinks, new plumbing fixtures, new appliances(seller provided), new flooring, new interior doors, new vanity, detached single car garage, new garage door opener, and newer heat pump.

A couple things, when do you think you will capture the updated rent amounts if that is the rate for LTR or is that STR rates?

There were some immediate capex upgrades and there are also annual capex upgrades budgeted for, this will also correlate to updating individual unit rents to near market values.  

i am a 20 year old investor in mass that has found a duplex for 120k, it has been updated in the top floor and the outsides look great and i am scheduling to go see it.
