Hey BP forum! I'm Robby with a few to many hobbies (I'm sorting that stuff out). I am located in upstate South Carolina, near Clemson. I am just beginning my real estate investment journey and have been doing quite a bit of reading and studying over the last few months. I am looking to get into some SFR/MFR and have actually already looked a quite a few. I believe my wife and I are just about to make the jump into our first rental and its unoccupied multifamily with tons of problems. I do have some experience working with contractors and managing work am not in the contracting field. I have made some estimates on cost, and I have already visited the site with several different contractors to affirm my thoughts on Rehab. Our conclusions have been very close ~2-5k. We are eager to get started but wanting to make sure we get all our bases covered before we take any leaps.

Do you guys have any advice on Mold??

$2 - $5K rehab for a multifamily with "lots of problems". I imagine that is way too low of an estimate.
