I only own 2 Sec 8 properties and have far less experience than @Jeff Rabinowitz above - but when I compare my experience on these 2 properties with my other non sec 8 properties - I have found that the sec 8 have been more stable and tenants more cooperative on all fronts.

Ryan its just antidotal but I see folks get all excited about buyinig there little rental house and they buy something in a sketchy neighborhood not really knowing that what you just shared in PIcs is a very lickly out come if things don't exactly go right.. and maybe they should have bought in a nicer area.. suffered less return on investment but had a solid and stable investment.I fund a lot of guys that play in what your showing and describing the big difference is they own and run them ..

From what I've read if you get into the $1m+ range and the property is stable and cash flowing you can get a non recourse loan which is what you want for your protection.
