The reason is simple: attorneys prefer their clients list and sell estate property via a licensed agent because it would appear that the property is exposed to more prospects.

You would need to speak with whomever you use for your marketing to make sure you are targeting prospects that match your investment criteria.

Keep that in mind when you are showing during the slow season, so that the tenant prospects are aware of the lease being a bit shorter (or maybe a bit longer) than 12 months that they might be accustomed to.

With Absentees, you have to have a wide enough net to qualify your prospects (this is done with your list) and a deep enough net to catch them when a distress might hit them (done by how many times you reach out and touch them) Just being an Absentee is not enough reason to sell at the price you're going to want.

Update:He suggested one of two options for me to get my half of the down payment back:1) In April, when he's refinancing one of his other properties, he will be able to cut me a check for what he owes me.2) I can wait 3-5 years until we have enough equity in our prospective purchase to refinance and purchase another property.
