If it cost you $8400 extra to pay a GC to wrap up the work, you're in a better position than you are now. 

It would be more of the PM type of person himself...more big picture...who would've or should've noticed something outside of current work orders, but he likely wasn't at the house anyway.

If they're worth $800K, you're in a much better position to take some of it.

Were the police calls noise related.. get time and date of calls.Give her written notice of Non-compliance, Noise violation, High Traffic (unauthorized people at all times of day/nite), prostitution (more than likely).. and dont forget the trash.I'd do a letter of mutual lease termination with the notice on non-compliance, and say if she agrees to vacate, in writing within 5 days,, that's by Sunday at 5 PM you will not file eviction action on Monday at 9AM.

Can I send an eviction notice at this point for non-payment?

You also need to give them proper notice that their lease will not be renewed so if their lease ends Nov 30.. and it has a clause of 60 days for notice,, you'd have to give them notice before end of September of NON-Renewal..

My current tenants brought the issue to my attention about 4 months ago and I have not been able to find a GC to work with...don't return calls, wont do estimate if I'm not on premises etc etc....Tenant gave notice 6 weeks ago that they are moving out end of Sept, so tried some more GC and nothing.... then Harvey hit.....So now I need a GC to do a remodel at the end of Sept with me managing it from CA......at a time when the GC work is in high demand....I have a few other calls in but nothing definitive right now...... looking for other referrals....
