Tenant Causing Issues with other Tenants. What do you do?

Hi BP,

I hope everyone is having a great week so far.  I however have not.  

I just recently purchased this a quadplex with 3 units occupied and 1 unit vacant.  During the closing period of the unit the seller let me show the unit so I could have the unit occupied when I closed.  I found who I thought would be the perfect tenant, passed all of the screenings, met her, multiple phone conversations, everything was great.  She moved in and after 1 month has done a 360.  Police have been called 2x in the last week.  Trash outside the back of the unit, people coming in and out, partying, the neighbors saw her having sex butt naked on the back porch in broad daylight.  How do I handle this situation and when is it suitable to ask her to leave the unit?  I'd like to try to avoid eviction if at all possible. 

Any advice is greatly appreciated!

Were the police calls noise related.. get time and date of calls.

Give her written notice of Non-compliance, Noise violation, High Traffic (unauthorized people at all times of day/nite), prostitution (more than likely).. and dont forget the trash.

I'd do a letter of mutual lease termination with the notice on non-compliance, and say if she agrees to vacate, in writing within 5 days,, that's by Sunday at 5 PM you will not file eviction action on Monday at 9AM. Either she agrees in writing to vacate,, or you will file for cause. lease violations as listed.. 

Download your landlord tenant laws for your state.. 

If you don't do this you risk the rest of your tenants just plain either moving without notice or giving notice to move.. let other tenants know if they need to call police, and also call you so your aware of whats happening.. 

Basically if it's out of hand,, camp out in the parking lot,, or building itself and be prepared to call police for assistance until she's gonzo...
