Your loan officer might work for a bank or firm, but FNMA is the underwriter for all of these homepath loans and they have pretty specific paperwork which you will sign at closing that states your intent to occupy within 60 days and live in it for at least a year along with the stiff monetary penalties for not adhering to these requirements, same as what you noted.

Depends if the investors are people you have a relationship with or not.If you are just passing on names that doesn't give much value to anything.If you are not licensed you can't get commissions and even if licensed as an agent you would need this type of arrangement to be approved by your broker as they might not let you do it.Without a license on commercial you can set up things as consulting fees etc. make sure you use an attorney to make sure you are in compliance and set up paperwork properly.No legal advice

I work with tenants that have credit issues, if I feel as though they have good intentions based on our conversations, I will give them a chance, but I stay on top of the paperwork in the event they don't pay, then I proceed with eviction, so I don't lose a lot of money and I don't have a heavy turn over.
