This is a very searchable topic my friend! I'm just repeating the same info that has been posted in numerous threads.

1. Local REI Clubs, attend EVERY meeting. People need to see your face there a lot.

2. Craigslist posts / squeeze page

3. Call for rent ads on craigslist ask if they want another rental

4. Title search, get a farm of your target zip code for cash buyers the last year

5. Local realtors, ask them to bring in a buyer offer them 3% on the deal.

If a deal is a deal it sells fast, if it takes longer than a few days to move a deal its likely a dog and not priced properly. Doesn't mean it won't sell but you'll have to work to find that specific buyer.
