What paperwork should I use to ensure the commitment of a new PM lender?

I've done as the smart people have suggested and developed relationships with people I know, and the people they know, and I now have someone who is willing to loan me money on a deal that I have under contract.

The deal is actually an equity split arrangement. i.e. I will use their funds to purchase a SFR and then wholesale it to another investor. We will then split profits.

When we close on the purchase they will get a Deed of Trust, hazard insurance, title insurance, etc. But, what paperwork should be used between now and closing to make me comfortable they are not going to walk away from the deal and, more importantly, to make them comfortable enough to wire the funds needed to the closing attorney?
