I'm sure there's a reason it's so low, if you can find out what it is AND have the capability to solve it AND the numbers make sense, it doesn't hurt to try! 

Will a clause in the lease saying not valid until money is received, and lease offer is revoked if not received within 3 days of signing solve this?

You will need to solve the heating of the unit but these units are small so that should be easy.  

You can also try thinking outside the box to solve the late rent problem: suggest they pay the rent in two split payments, on the 1st and the 15th.

Without the BRRRR method we would be beholden to having a high downpayments.  

If your style of investing is to have your properties paid off faster, then I guess this may work, but I think you’ll find if you keep learning from the site you’ll discover better methods than just 15/30.

I mostly plan on investing in multi family homes between 2 and 4 units in the beginning using the BRRRR method that David Greene teaches in his book BRRRR!
