CRAIGSLIST deals / off-market listings

Has anyone had any success purchasing a deal from Craigslist? I see some leads in the area I am looking in. One listing in particular is selling low for cash and could be very profitable, but they are currently in the eviction process for a tenant who has been in there a very long time.  I am trying to obtain my first investment property.  Any advice?
