My daily driver is an Acura which is a pretty inconspicuous luxury car. 

The units were renovated to compete with luxury apartment complexes nearby. where many college students are renting.

., they will become a tenant, simply by virtue of living there.If there is no written contract, then in CA, the contract is presumed to be month-to-month.So, if/when you ever break up, and you have to kick her out, in CA you give her 30 days written notice if she's been there less than a year, and 60 days notice if she's been there over a year.No need to discuss it with her at all :-)And I'm not an expert on community property (which is the law in CA), but I think as long as she doesn't help with any house payments or house repairs, then she would have no claim to the house.

Even though the house is not luxury, it was quite expensive to purchase in this area; so with cleaning and maintenance costs, our monthly expenses are around $7k.  

When (not if) it breaks you have to face the decision of fixing it or explaining to the tenant that it was a luxury item and you are not going to pay for the repair at this time.Garbage disposal? 

Landlords should know better than to exercise that luxury.  

Luxury cars, etc.

That is the luxury of being a tenant. you can live anywhere.

I've yet to get a taker, but as I add more luxury features to the unit, I'm able to move up the ladder.Stay tuned and thanks so much for your input.
