I actually did all that work and by the way today's my last day" so I'm a little pissed that he didn't communicate anything to me until literally hours before he left and now we're stuck in a kind of confusing situation.I think what we may do is keep B's deposit until we find someone to fill that room and then prorate the difference.

Some people literally change the subject to something else (and as the OP mentioned, it's not bragging - I'm not telling them about money coming in or anything of that nature - it's often something as simple as saying I filled a vacancy or made an improvement to a property).

On the other hand, sure pick an add asking $10k ad for a mobile home in a park, visit the seller with $2k cash in your pocket (literally) make sure they have a valid home title (extremely important) and show your cash, poooof, you are now a mobile home owner.

As it is a letter, and there is literally no way in hell I am giving that awful person 2800 dollars, I am thinking I will just ignore it, if they actually file suit I will just answer that, unless someone has a good idea otherwise.I think it would have to be small claims and they wouldn't be entitled to lawyers fees and this is just a big scary lawyer lie, but I am interested in what other more experienced people think.

you find them on BP and craigslist and linkdin and facebook.. or you need to really know what you need.. which is a transactional lender.. and pay the fee's for the mezz financing.. but again those guys will want down payment if your not flipping it.. or you need to source it directly as @Rick Pozos states and that in itself is a huge challenge given the literally thousands of wanna be wholesalers out there that all chase the same product..
