The current landlord didn't do much for repairs, so the tenant has been responsible, in other words he's aware of any issues.

@Caroline Hires Just a thought, from an online marketing perspective, I googled "how to invest 100k" and didn't see any top-of-page advertisers - you might bid on that keyword (or similar), create a short landing page making the case for why investing in real estate with you is a good idea, and how to contact you to chat at the local Starbucks.

Two landlords in town tell me they go all electric for the reasons discussed on these forums (one bill for tenant, one sec deposit, etc).My HVAC guy tells me 1-2 of the bedrooms will be difficult to maintain warmth and the cost to heat will be very expensive for electricity.

I would start with calling landlords who are listing there properties for rent on Craigslist .
