Move out post escrow agreement?

I'm closing on a property with one remaining tenant who agreed to move out 30 days close of escrow with the seller. What's the best way to secure this in writing? As far as I can tell, intent to vacate holds no legal agreement. Anyone dealt with this? Thanks in advance for any help.
